I'mn considering a home in PalmCity/Stuart area on the canal/ocean acess. The seller is asking $829,000. What?

would you think is a fair price we would offer that's not insulting. ($725,000-750,000) The house was on the market since 2005.

I suggest that you work with a Realtor who can pull comps and help you with the negotiating process. As a realtor, i would consider the condition of the home and suggest inspections, etc. There are many aspects to buying . I am familiar with a home on the wide water in Palm City in that price range and it is indeed a great looking 2 story brick / Siding home.

The home has been of the market for two years?? Most likely the price is out of line, the house is in need of major repairs, in a bad neighborhood or has non-removed liens on it.. Make sure you contact a professional Realtor and I would suggest it not be the listing agent.

Have your agent do comps - there is no magic bullet to do this, you have to know the solds and actives in the area. If it's really been on the market since 2005 it has to be overpriced.

You can also do some research yourself on the internet, but the auto valuation models like zillow are not very reliable.
