You really should check out neighborhoods on your own before making offers. When it comes to any safety/crime related issues, it's always best to contact the local police department with all your questions, hear all there is to hear firsthand. If unfamiliar with the area(s) do revisit more than once and at different times of day, possibly chat with locals/neighbors. Real estate professionals are prohibited from steering, enticing a buyer to purchase/rent, or not, in specific neighborhoods.

'Feeling' safe and being safe are 2 different things. All the crime stats analysis and police blotter data research you perform can only give you a relative sense of how this area compares to others 'historically'. I suggest you knock on doors and speak with the neighbors if you want to 'get the real dirt' for that particular neighborhood. Spend some time in the downtown Ojai shops, cafes and at Libby Park while striking up conversations with the locals. Buying a home is an emotional purchase, from the amenities inside the home to the personal sense of safety inside yourself. Have you considered what you will do when it comes to financing for you new home? Before you start looking for homes I strongly recommend you get pre-approved. I have a friend who's middle age sister lives there and she bought at the height of the market. She really likes it and she is single. Never complains of feeling unsafe but this antidotal at best. If you have reservations, be sure you fully research before you complete your sale. In general, I don't know your contract of course, but buyers have time to research these kinds of concerns during the buyer investigation period of their contract.
