Check with some of the lenders here on Trulia! Not all lenders carry the same products, like everything else, it pays to shop around! Good luck!

I too have an excellent lender. He is able to get loans done with scores as low as 550.

Feel free to contact me and I can provide his details.

I work with a banker, she's a miracle worker. I don't think a Mod has to be 3 years ols, a foreclosure does. I just sold a home to a client, it's a second home, their current home had a Mod a year or so ago. Contact me and I'll give the contact info for my banker friend. I'm sure she can help you, if not now, soon, she will tell you exactly where you stand. I'm Elwood Humphries, you can contact me through Zillow or PMZ Real Estate in Stockton. or ehumphries at pmz dot com
