While it takes about 30 days (if there are no title issues) to close on a foreclosure, even approved short sales take more than 45 days - usually 2 months plus to close on.

There are some foreclosures in the area you are looking in - 11 2/2 condos as of 08.26.13.
There are some short sales there as well - 10 2/2 units in total, including popular buildings like 50 Biscayne, Jade, One Miami, Met, Solaris and The Ivy.

While popular and aggressively priced foreclosures attract more people and often cause bidding war, and short sales don't give any guaranties as to their approval (or the short sale lender counters higher), normal sales often present good opportunities, if the sellers are motivated.
I do suggest to look at all options and choose the best - location & terms wise both.

You might want to start the process now, as the prices are continuously rising, while the inventory is shrinking. Buying sooner than later is financially rewarding. There are different ways of starting the process while you are away. For more info - feel free to email IrinaKaran@gmail.com.

Good afternoon Fdarnatta,

I don’t think short sales or foreclosures (REO’s) are for everyone. It takes a special kind of Buyer to have the patience and the stomach for these types of purchases.


• Someone else's headache. Do you really want to walk in the door to someone else's repairs and deferred maintenance? YOU will have to pay to fix it up! Do you have the tolerance for that?
• Professional Investors. Cash investors can close FAST (3-10 days). And there are lots of cash investors competing against you!
• Difficult to Finance. Banks don’t want to lend you money to buy a home that isn’t habitable! Yes, there are special programs to assist you with renovation money, but those are more difficult to qualify for.

Short Sales

• Short Sales are better for the homeowner than for the Buyer.
• You'll wait MONTHS for the homeowner's Lender to approve the short sale
• You might not get the "deal" on price you expect.

If you don’t have the tolerance for Foreclosures or Short Sales here’s my advice:

There are plenty of motivated Sellers with their homes listed on your local MLS. Go find a good Local Mortgage Banker, get prequalified, then find a great, experienced Realtor, and buy the home you want at the price you're willing to pay.

Welcome to Miami. Since you are moving in September it would be food to look at a foreclosed unit, as a short sale would be time consuming. If you are ready to purchase right now please let me know your price range and I can start sending you foreclosed units, as I have a unit in the Jade at Brickell that has already been approved by the bank at 700k and can close within 2 weeks.
