I'm looking to purchase a home in the Meadow Glen development in Monroe. Can anyone give me any info?

regarding this development? Saw a house listed for 349K reduced from 399K ,on the market since 4/4. How much lower do you think I can offer?

Hi David,
Meadow Glen is a great complex. At the $349,000, it appears to be priced to move. Look at the recent sales, days on the market and when the reduction went in. Unfortunately, many homeowners owe more than the units are worth. It might be a good idea to find out how much the current homeowner paid for the unit before proceeding.

Hi David, Meadow Glen is a dynamite townhome community in the southernmost area of Monroe. The units were built by Hovnanian and the interiors vary in size and the original buyer's desire in amenities. Meadow Glen is less than 1 mile from the interchange of the NYState Thruway and Route 17 E/W. Location is perfect for the commuter. Lifestyle is great for those who want interior space and no yard work, with the ease of commuter routes. Shopping is plentiful (Home depot, Target, Walmart, Fridays, Ruby Tuesdays, BJ's, Pizzaria Uno's, etc..,all within walking distance.

Now as to price, the market is such that if the seller is desperate and in dire need of selling, the price is going to reflect that need. The dramatic drop in price is probably due to the need to unload FAST!. With that in mind, I would venture to say there is still plenty of room for negotiations. Your motiviation and qualifications will play a huge role in how much lower the seller is willing to go. Quick closing?? 90 day closing?? Cash deal??, prequalified?? or pre-approved??! That will make the difference in an offer $10,000 less or $20,000 less or greater. My suggestion would be to get yourself pre-approved to make your offer a quality offer! HI! Meadow Glen is a beautiful community, a terrific commuter location and close to all of the local shopping. The units all range in size, therefore the prices range as well. There are deals to be had in the community, it all depends on the sellers motivation- why they are moving. As realtors cannot tell you what to offers, we can help you to make a smart offer by researching past sales in that community and nearby areas. Best bet....hook up with a local knowledgeable realtor to work with and you'll find exactly what you're looking for! Best of luck.....

Meadow Glen has alwas been one of the more upscale developments in Monroe, NY. $349K is a great price; there is so much inventory, hence the large price reduction. We as Realtors CAN NOT tell you what to offer, but we can guide you to make a reasonable offer. When all is said and done, you have to ultimately make an offer and see what happens, whether it's countered, rejected or flat out refused. More than likely the last instance won't happen especiall in this market. Good luck.
