Hello Karla,

If you are considering a small condo, I assume we are talking 1 bedrooms. There are a lot of options in Encino, North Hollywood, Culver City and Studio City. If you are looking for a 2 bedroom then there are fewer options unless you go out further. North Hollywood has some great options and you have the Metrorail that will take you to Hollywood close by. Encino, Sherman Oaks and Studio City can get to Westwood quite easly via the bus that goes over the Sepulveda pass. Culver City also has a bus up Sepulveda so you could get to Westwood from all those locations within 45 minutes.

here is what you can do:
1. go to http://www.city-data.com to check out crime rate
2. then go to http://www.dqnews.com/ZIPLAT.shtm to get a rough idea of the price range and price change in the neighborhood.
3. go to realtor.com and pick the cities nearby Westwood and set the price under $300k and only pick the cities that fits your criteria.

Hi, Karla: We have some beautiful areas here in the Valley with easy access to the West Side through the canyons or by freeway.

You can find very nice condos in Studio City, Toluca Lake, Valley Village, Encino and Sherman Oaks in your price range.

Hi Karla,

You could look in Culver City or in the valley, Sherman Oaks, Tarzana, Encino, and Valley Village. I just did a quick search of those areas and found 39 listings below $340,000, 24 below $300,000. Those areas came immediately to mind...but there may be other locations as well...feel free to seach on my website, or contact me if you would like more information!

Karla, I should also mention that the Blue Line runs through Long Beach to Ocean Blvd, and connects to the Red and Green Lines in downtown L.A. as well as extensions to LAX. Other public transportation also connects throughout Long Beach neighborhoods and downtown.

Karla, Long Beach might qualify for you in terms of your commute time, and is lower priced than Westwood or West L.A. areas. There are indeed, in my opinion, good areas with condos under $300,000, and many are 2 bedroom units. Part of your expenses will include your homeowner association dues, and parking spaces will vary according to the age and type of building, but in this area you will most certainly find choices. The next question is, have you been pre-approved for a loan? Lending guidelines have been in a state of change for many months now, loan limits are up, but other changes have been made as well, so if you haven't done so already, you should begin your quest for the loan officer that you want to be on your team.
