I'm looking for a home in Baltimore City or County in a safe area with good school district. I want a house

with a yard, at least three bedrooms and at least two bathrooms. My budget is $250,000. I've been looking at Hampden and Mt. Washington, any other suggestions?

Have you looked in the Greenberry Woods neighborhood of Mt. Washington? We're selling a townhouse there that may appeal to you, and it's well within your price range. MLS # BA7043237.

For just under $240K you can get a completely rehabbed top to bottom gorgeous new 3 BD 2.5 BAth town house in PattersonPark. You own't have a back yard but the ones on the unit blocks, on the north side of the Park, are steps away from what Newsweek called "America's Best Back Yard - swimming pool, tennis courts, acres of grass, playgrounds, summer concerts etc. The houses are beautiful with granite and stainless Steel kitchens, Spa baths with jetted tubs and Euro showers, Exposed Brick and gleeming hardwoods through out - But the best part is being on the same block with St Elizabeths and the Paterson Park Charter School - a very successful "blue ribbon" school. We also have "build -to- suite" townhouses, and properties in Butchers Hill, and Canton, again all brand new rehabs in historic . Also if you got some expert help you should be able to pick up a foreclosure or short sale $325K+ house for under $250K in Towson, Timonium, Lutherville, etc. Personally I have not been impressed with Hampden schools but you should look to the Baltimore City crime map, and city schools site for that info. Lauren, there are many options in Hampden within your price range, but they may not have the 2 bathrooms you desire. I live just up Falls Road from there & Mt. Washington and have much experience in my 11 years showing & selling those neighborhoods.
The next best step really is to have a Buyer Counseling Session where you & an agent sit down for an hour or two and you both discover what the best house/area/etc may be for you. By learning your needs, a professional agent can help you to understand what is out there and what may or may not work for you.
It is true that we, as agents, cannot speak of safe areas & school districts. Maryland law prevents us from doing so, because, honestly, what *I* may feel is safe or good may *not* be so in your opinion.
As mentioned in another answer, you can search the Baltimore City police website ( http://www.baltimorepolice.org/your-community/crime-map ) to track crime in each area. It is broken down by zip code and location. It even tells you what type has happened there! You can also feel free to visit the local station. The police are very helpful and really care about their districts!
As for schools, a good place to check is a website called greatschools.net . You can enter school info and it tells you the national scores, etc. As a heads up, not all schools have their ratings on there, I am not certain why.

Hi Lauren,

If you are interested in the county side of 21209, you are probably looking at either a townhome, condo or older single family home. I have lived in Mt. Washington in the past and it is a fantastic part of town. Lots of restaurants, shops and close to all that Baltimore has to offer culturally. My husband and I actually contemplated moving ourselves and our young son to 21209, even though we would be sacrificing our large single family home for a smaller one. As an ethical agent, I cannot comment on "safe" areas. You should always do your own research and consider contacting the local police department for crime statistics.
