I'm looking at buying either a new construction 3 bedroom, 2.5 bath, 1527 sq. ft for $132,900 or a 2 bedroom,

2.5 bath,1200 sq. ft townhome for $105,900 in a gated community in a not so good geographical area of Sarasota. No upgrades. I think that sq. foot cost is to high. What sq. foot price should I be looking to pay given this economy and market?

Hi Michael,
Although given the current economy and RE market, number one you still have to look at LOCATION, LOCATION, LOCATION! Ask a local realtor to take you on a tour and show you the value in different areas, pro's and con's then you should be able to understand the neighborhood, vs. others and pricing.

Hi Michael, Not really looking to darken your day, but you may really want to consider what you are getting into with new condos and newly converted condos. With all the investors leaving empty condos for the banks, someone is going to get stuck with association fees. Just be certain to examine all the financials before you buy.

The price per square foot depends on many different factors - the geographical area is just one of them. You also need to take into account the age, the condominium fees, the amenities, the financial status of the condominium ... you get the idea.

I do know of some really fantastic, brand-new townhomes in Lakewood Ranch. The area is killer - almost nothing was built more than 15 years ago - and it has a top-notch hospital, good schools, a great main-street area with restaurants and a movie theater; prices start at $104,900 for a 2-bedroom (2 bedrooms, 2.5 bathrooms, and a 2-car garage) and their most deluxe model is $131,990.
