Check Crime stats at city-data.com and School Stats at greatschools.org because in many cases in coastal SD you get what you pay for and the condos are priced accordingly.

Yes you can, it all depends what you are looking for. At the moment I have a home going for 185k to 210k in Imperial Beach, a 2 bed condo going for 140k and a condo in Carlsbad selling for 185k.

As my colleagues said, lots of options waiting for your decision.

Best Regards,

Are you looking for something in North County, La Jolla to Oceanside or South Bay, Ocean, Mission, Pacific beach, Point Loma or do you want to be further South i.e. Coronado, Imperial? Lot's of options, lot's of price ranges. Do you need to own the land or would a long term lease suffice? Would you consider a Manufactured Home 2 blocks from the beach? Lots of options. Lots of choices. Give me a call 760 815-6977 or feel free to email me john@arendsengroup.com. Love to talk to you.

Did I misread this question? It appears so---thought you were looking to buy in Oregon. I had not seen that it was a heading about looking in San Diego---my bad.

As you read, yes, you sure can buy close to the beach. I just did a quick search to see how many properties were on the market west of the I-5 in San Diego, and many resulted. I can send you the listings if you'd like.

Yes, there are mostly one bedroom condos. If it's a SF house at the beach it may be one of those too good to be true type deals or the beach may be the problem. Do you have an area in mind? There are quite a few different types of breaks in San Diego county. How well do you know the area?

You must have seen all the anwers from other agents so "YES" you can certainly purchase a condo close to the beach for less than $200K in todays market.

I will be happy to set up a custom website for you where you will receive listings as they hit the market and you can save favorites, make notes etc. Would you like somehting like this? Just email me and I can set it up momentarily.

Or visit my user friendly website and setup and save your search and all new listings will come directly to your inbox.

When you are ready to buy.... I am ready to serve you!

The most totally awesome way to find out is to get your own answers free on the internet from your own MLS lookup so you can learn for yourself what you can afford anywhere in the county (including PB, OB, etc) go to http://www.clairemont.listingbook.com. It is totally free, like no credit card required, no phone number required, etc.. it even includes the properties that sold, too (no duh!).... and you don't have to deal with a bunch of kooks trying to shoulder hop your wave.

Dude, ex Santa Cruzan here. My buddies are still hitting lighthouse point even in their 50s , 60s, lol

Been in Oragun (thats how its pronounced) since 94 and yes, the beach areas have been coming down just like the rest of the state. Need you to elaborate though. For example, you said you live here but are a buyer from San Diego? You just arrive? How far down the state do you wish to go? Seaside area within fair commute will be higher than central Oregon. In southern Oregon there are homes that are tax assessed at under $10,000! Im a BUYERS BROKER and specialize in contracts. If I wouldnt sell it to my mother---I wont sell it to you. 31 years in the business. email me if you want help finding property. Google my name Marvin Von Renchler.

You will most likely receive quite a few emails from agents. I have a few pocket listings under and at 200K very close to the water. I also have a foreclosure about to come on the market close to the beach. If you are interested and if you havent found anyone else to work with yet please give me a call or send me an email.

There are currently 8 properties in 92109 available for under $200,000 and they're all 1 bedroom 1 bath condos. Typical square footage is in the 650 range. That zip code has higher priced homes than some of the other beach areas though.

Call me with any questions.
