I have seen that in edison ranches command same price as townhomes ~360k, Is this right ? are the townhomes overvalued compared to ranches ?

Many people who are buying townhomes for 360k are getting 3 bedroom & sometimes 3 baths, sometimes with a basement, with no landscaping done by the owner. The Maintenance fee can go from 500 to 200 a month which is not good. In a 360k ranch it will also have the 3 bedroom but usually with 1 or maybe 2 full baths. Townhomes today are also very popular because people are thinking of them more as Investment properties with low maintenance costs.

Townhomes are pretty new than the old Ranch style homes. Plus if you want nice layout which is open layout than ranches cannot provide the new layout which is not very helpful for most of the families. Thats the main reason most of the townhomes are actually expensive than ranches in edison.

Hello I just got a new listing in edison.... two family side by side duplex. one side has two bedrooms and 1.5 bathroom is rented for 1650$ the other side has 3 bedrooms 1.5 bathroom is rented for 1750$ on a nice cul-de-sac.....beautiful piece of property. two family for under 550,000 if you want more info please call me....you can keep one side rented and move on the other side. 201-565-7839.

Hi Msj,

Properties usually sell based on the market value which means similar sold properties in past 6 months. The 3 bedrm townhomes in North Edison sells any where from $300k upto $450k.
Also, the ranches are comparatively older than the townhomes but due to the fact that they are single family, they are priced close to townhomes. It also depends on factors such as upgrades, location,size of lot for a ranch to be priced higher than a townhome. As a matter of fact, you will find several ranches in South Edison much lower than $360k.

In short, it is difficult to compare the two and is dependent on several factors.

There are townhomes in EDISON that sell for the high $400's too.
