Sally provided a great explanation. There is a combination of more than just a good credit to obtain a loan, income, debt ratio etc. are among those factors. I strongly recommend that you begin reparing your credit first.

Unfortunately, you can't. Any lender is going to want to see a good credit score, so they know you're a good risk. But you can work on repairing your credit. Talk to a lender and see where you're at. They will be able to advise you on what you need to do to get your credit score back up. Pay off your debts is a good starting point.

Keep in mind that buying a house involves more than just having good credit. You'll need to show good income, steady employment, low debt, and money in the bank (for down payment & closing costs). Good luck!

I help buyers with bad credit all the time. As long as you have some patience and determination you I can give you the guidance to help you get on the path to home ownership. I have a two step program that will help identify what needs to be fixed a long with an action plan to fix it. I have partner with a great lender that will guide you through your score and counsel you on what needs to be fixed. I also partner with a great credit repair company that can help boost your scores and get you ready to be pre-qualified.

It is true that credit is not the only factor. You will need to show at least 2 years of stable job history and have a decent debt to income ratio. For more details please contact me at 407.921.1310 or email me.
