simultaneously buy a dream 4 bedroom house with my wife in Kew Gardens. 1) Looking for input on feasibility of this, 2) Looking for a fair Kew Gardens realtor to handle, 3) Looking for advice about obtaining my dream Kew Gardens for significantly less than the million dollar plus range that pops up in the New York Times and Craigslist.org Thanks!!

Put your property on the market first and make it contingent upon finding a new place. Be prepared with a bridge loan in case you find your dream home before you sell your current property. That will enable you to make an offer NOT contingent upon selling another house and costs you nothing if you don't use it.

The way to sell and the way to purchase is through a Realtor who will have access to all properties for you. Any Realtor associated with the Long Island Board of Realtors can do the job of providing you with every property on the market.

For selling, make sure you hire a Real Estate Marketing Professional, not just someone who sells houses. Ask for a written marketing plan; know what the Realtor is going to do to properly market your house.
