Garden City Park and South. I am looking for a house in the lower $500, 10 minutes walk from the LIRR and with a nice back yard (the property should be at least 50x100). Any advice?

Welcome to Long Island! My first advice would be to find a certified buyer representative that you can trust and hire them to work with you. You are already going to pay the commission - it comes out of the sales price - so you may as well have someone working FOR you rather than merely WITH you. A seller's agent or broker's agent works for the SELLER and not you, the buyer. Broker's/seller's agents cannot give you advice on which house to take, what price to offer or any other information that may be deemed detrimental to the seller. In order to make your life easier focus on one area at a time and know exactly what is available, look at the ones that interest you the most--be decisive, know what you can and cannot compromise on, know exactly when you would like to be moved in, be focused and the perfect home will be found. If you choose to work with a Realtor they can provide additional services to ease your search.

If you decide to use the services of a Realtor, insist that they represent you, the buyer. Don't buy from the company that has the listing- have your own representation. Insist on the most current comparables from your area of choice (preferably those in contract, but not yet closed). Good luck!
