Robert Hanson is correct. And it only applies to FHA loans which some lenders don't do, so make sure you speak to a lender who offers FHA loans and is active in that business.

If you are looking to buy a home in this area I would recommend you work with a credible lender, either local or national.

Don't be discouraged by some of the other answers here and good luck!

Hi Chad,

Generally the two year wait period from bankruptcy discharge applies for an FHA loan. However, if you meet certail criteria I can offer financing one year out of a bankruptcy if you are buying a home (not refinancing). A few minutes on the phone and we can probably determine if you qualify for this or not. Reach out to me if you want to look in to it.

You have to wait 2 years from the date of the bankruptcy discharge in order to apply for a new mortgage. You may need need to get an FHA loan once you are able to apply. So, this may be the year that you can get a new mortgage. I have a great local lender who can answer all of your questions and get you started in the mortgage process. Please let me know if I can help any further. -Maryann Ryan, 734-645-5703
