I'd like a townhouse in lower Westchester (I-287 and south), somewhere in the mid-400s. Is that a pipe dream?

My main objective is having a commute to Manhattan that's less than an hour door-to-door, so location is flexible (of course the farther north I go, the more important it is to be close to the train station). I currently live in a luxury rental, so while I like the amenities, I'm done living in apartment buildings... Therefore a townhouse is preferable, but a single-family home can work as well. 2 BR minimum, over 1000 sq. feet, and somewhere to sit outside. Thx!

Hi Matt, There are plenty of townhomes in Yonkers in That price range. Also a complex in White Plains called Woddland Hills located close to the Bronx River. Town homes in Westchester usually start around the mid $400's so it is definitely not a pipe dream yet your options will be limited. If you want I can send you listings of all the complexes that have town homes in your range. This is simply to get you acclamated, no strings attached. If so I will need an email address. This will make your search alot easier.

I have been looking for the same and can go as high as mid 600's but havent found anything that the taxes are under 14,000 a yr...good luck

You see the "Find Homes" in Trulia top bar? Click it and explore it and you'll find all the kinds of places/homes available for your mid-400 range. You can play around with your wants and needs once you see how the homes look like, community links - to know about the area is here also - market trends - to give you ideas on the price . You'll actually find comparable homes to one that you may like . You'll explore a whole lot of houses and towns. Then open a browser for Maps - as you encounter a Town - map it!
Must you decide to buy, get a Professional Buyers Representative to assist you. These are RE prof who works for the Buyer - dedicated only to the Buyer. The Sellers are represented by the other side , too.

you may really be interested in the arbors in rye brook.. the commute to the city is exactly what you are looking for, and the price is in your range as well, look up the blind brook school district in the houlihan lawrence web site for 44 greenway lane, backyard, over 1000 square feet, motivated seller... listed with suzy glasgall...

I specialize in the Rivertowns, Hastings, Dobbs Ferry, Irvington, Tarrytown and Sleepy Hollow all of which are very convenient as far as commuting into Manhatten. The Metro North which is a beautiful ride along the Hudson River, takes you right into Grand Central. I think you could definitely find something in your price range. I can think of a couple of things in the Tarrytown area. There may not be alot but it isdefinitely a great time to start looking so you get a feel what you can get for your money. It would also be a good Idea to get preapproved so you really know how much you money you will bequalified to borrow.

At Houlihan Lawrence we work with mortgage people who can very quickly give you an idea of what you will qualify for. I have input his email in case you need the information. They will provide you with information, you're under no obligation to work with them.

Certainly you have plenty of choices in Westchester if you really are looking at 1 hour door to door. If you are willing to go further North you will find more space inside your unit as well common area, yard, etc. The drawback would be if you are in lower Westchester now, how would if affect your non-work lifestyle? Meaning is having some extra sqft and ammenities more important than being a bit closer to your friends, family,etc?
If not then certaintly areas in my part of Westchester (Rye, Rye Brook, Harrison, Mamaroneck,etc) would probally fit the bill. As one person mentioned the Arbors is a townhouse complex mid 400's would get yo a 2 BR 1.5 Bath and approx 1200 sqft. The complex features 2 tennis courts, pool, small "gym" and party room (I lived there for a few years myself) Taxes are a bit higher in the complex, and since monthly costs are usually the largest factor in amount you will spend on a home, they need to be considered.
You also may wany to visit The Broadway condos in Harrison, http://www.thebroadwaycondos.com This building consists of 20 units and there is 1 unit left. It is a 2 Bedroom 1 Bath and is brand new. Hardwood floors, great kitchen with Granite and Stainless Steel appliances, Indoor and Outdoor parking, 120 sqft patio and just 4 blocks to train. Best part maybe that even in this changing market, the building is one unit away from being sold out!
