I can't come close to affording home prices in Hyde Park (south side of Chicago) but want to stay as close as

possible since my kids attend school there. My budget is 500-600K and I'm looking 3-4 bedrooms with preferably some (modest) outdoor space. I'm totally stumped -- Beverly is extremely nice and I'm leaning in that direction but the commute is still very tedious. Does anyone with Chicago experience have any suggestions of reasonably safe neighborhoods that are an easier commute? I notice Jackson Park Highlands has nice homes but it seems very isolated. Anything toward downtown seems too expensive. I'm running out of ideas. many thanks for any leads.

Thanks for the input but this thread is a bit old. I ended up buying a house in Beverly. Prices seemed much more sensible there. Many thanks for the feedback anyhow.

I don't understand why $400k can't get you a pretty nice home in Hyde Park. Grant it, it may need a little work but the return is well worth it. There are also great & historic properties in the 8th ward especially from 71st to 79th & South Shore Drive, Congressman Jackson and his family lives there somewhere. Also another appreciating area is from Drexel to St Lawrence 41st to 55th. In no way am I steering you, just wanna make sure you add these areas to your list. By the way, most sellers require that you are preapproved prior to showing their property, this ensures the seriousness of your purchase. Your banker should be able to assist you in this area. Hyde Park has many excellent opportunities for housing. Take time to review the listings in our local newstpaper, the Hyde Park Herald and also look at the web sites for the local real estate agents.

We have been residents for many years in central Hyde Park within walking distance of everything, Metra, grocery stores, pharmacy, and banks and a 15 minute walk to the 57th street beach!

It seems to me that there are many housing opportunities in your price range: include large condos (with parking), newer row houses with parking. Perhaps it would good to contact realtors directly since some owners are currently not listing, but are planning to in the future.

We are very happy that new people are discovering our neighborhood. It is a wonderful place to live with a great sense of community! It is very family oriented with many opportunities for activities with children. (No, I am not a realtor ......... just a happy long term resident)

Jackson park highlands, according to word on the street, is that it is much safer than hyde park. check out crime stats yourself. also it is similar to gated community since they blocked off streets. only 1 way in an out type of thing. we are in same boat. the prices for homes are nuts and the home are in dire need of 100-300K of renovations after you spend the asking price of 750-900 +K . there has to be a change soon - low ball any bid- these prices just went up in the last 3 years

Hi Andrew, Not sure if you've investigated Bronzeville to the north or Washington Park just to the west of Bronzeville. I did a quick search and found 7 townhomes / single family homes that all have at least 4 bedrooms. The good news regarding these areas - property values are rising dramatically and are convenient to Hyde Park, Lake Shore Drive and the Loop.

Jackson Park Highlands and South Shore are also becoming highly desirable in terms of renovations - not only due to the proximity to the lake and Loop but also due to speculation regarding the potential Olympic village location.
