Joe - I would definitely recommend an inspection. Even though you already know the property is distressed, it is important to know "just how distressed" before you buy, such as are you looking at needing new electrical, plumbing, roof, well, septic system, etc. I would also recommend that you compare the property to sold properties in the area to see if you are getting a good deal.

You have to have comnparables and Montana is a big place with numbers all over the Board. Again the best advice is to get a good Realtor. We keep saying it but that is because you need that. I am from Oregon and I bought Property is Montana and I have been going there my whole life. I found out by asking around who was the top agent in the valley.

I called that agent and a couple of others and than I made my move. I looked at comps and it was not easy but it worked out ok. The Realtor helped me a lot in that Scenario. Hopefully this will help! Montana is a great State! Man I loved it up there.
