I am thinking of Sunnyvale, 94086, since 94087 seems to be pricey for my budget. Please give me some ball park

Sunnyvale's neighborhoods can be very difficult to read. Unlike many cities, it has 3 different school districts that operate within its borders, and the quality of these schools has a tremendous effect on the value of properties in Sunnyvale. The Cupertino SD, which operates in the south end of the city, is probably the best in the state, and the home prices here reflect that. The Sunnyvale SD has two elementary schools that are excellent, Cherry Chase and Cumberland. These are in the western part of the city. The rest of the Sunnyvale SD is ok, but the first 2 are definitely preferred. Third is the Santa Clara SD, and while ok, it's not the best. Right now, there are challenges in the marketplace that were not there years and even months ago. The areas that have good schools are appreciating at a healthy rate, while areas that don't have the best schools seem to be suffering. Even if you don't have children, school districts are great indicators of how a particular market can be expected to perform over the long run, so do pay attention to them. The bottom line is that, as a Realtor doing business in the area, I would try to talk you into buying a little less house in the better area. Not getting all that you hope for or need is a drag, but a few years down the road you will be glad you made the sacrafice, and will most likely be in a better position to move up the 'property ladder.' What is your price rangd?

I have a 3 years old townhome in 94086 area.
Braly Elementary of API 816 (as good as some Cupertino school), and Peterson middle school of API 832.
Peterson has higher score than Sunnyvale middle school which is in 94087 zip code area.

Purohit.. I am realtor and I live in Sunnyvale 94085 since 1999. In that time I have seen 94087 grow in price/population but also recently seen 94086 get some recognition. There are town homes for sale in Sunnyvale 94087 zip code with excellent elementary and middle school. Louis E. Stocklmeir Elementary School-API score 945 (2007 Growth) 930 (2006 Base). Cupertino Middle School-API score 899 (2007 Growth) 904 (2006 Base). Both schools are ranked 10 out of 10.
