I am really considering buying a home in the San Antonio area.

I am active duty military, 25 years old, with a credit score of very high 600s/low 700s. I am also a first-time home buyer and have no idea where to begin. Any suggestions?

Hello Bernard,

San Antonio is a wonderful city. Living in Austin I visit the area s much as I can. Your first step is to speak with a lender to see what programs you qualify for. As a Veteran you qualify for 100% financing and with your credit you will qualify for the best interest rates available as well.

I broker with over 15 different lenders at the wholesale level so if you wold like to see what you would qualify for or discuss your options please feel free to give me a call. The difference with dealing with a broker like myself over a bank is this. With a broker like myself you receive wholesale rates that are much less than what the banks offer you at the retail level. Because I work with so many different lenders I can look at your credit once and then find you the very best deal available because I am not locked into using on lender. This allows my clients to receive the best financing terms available. Also just because you can get approved for a certain amount does not mean you should buy at the top end of that amount. Make sure you are comfortable with the payment which will include taxes and insurance. It's never fun to be house poor so take the time to look at your lifestyle and the amount of money you need to live your life the way you want too. With rates so low these days you can often times buy for less than the cost of renting.

Once you are qualified then you can really start to look for a home. If you are new with the area take your time and explore the different neighborhoods to see where you would like to be. Find a Realtor that you like and trust who will work with you and give you the necessary advice to make good decisions.

Barnard, with your credit score and solid employment, you should have not problem qualifying for a home purchase. Before you move forward, you need to sit down, face to face, with a lender and a Realtor. Spend about 30-45 minutes with each to discuss you needs and wants.

The lender will tell you how much home you can afford and the Realtor will review all the steps in the home purchase process and prepare you for the home search. Don't pay either one up-front. Realtors representing buyers should not be asking for any money from you at all, since the sellers that list their homes on the Realtor system have already agreed to pay all Realtor fees.

You would be making a very wise choice to settle here like so many military families before you. I have personally helped many first time military families and even several retired military couples locate the right place for them.

The first step is to get connected to a lender so you know where you stand in the right price range. No need to overdue it and put undue stress on you in the future. Then, I would sit down with you and ask you a series of questions to learn of your specific lifestyle and needs. Job location, if any children in the family and so on. Once I know all your needs I will be able to guide you to the perfect spot.

But don't just trust what I say, please read through my recommendations and see what others say who have actually used me to buy a home.
