I'am ready to relocate to Las Vegas NV ASAP

I'm in sales in California and I plan on doing the same in Las Vegas. From what I'm hearing is that I need to live there for 2 years before I could purchase a home? I'm pretty much ready to make the move but I don't want to rent for 2 years. Is there a way around the 2 years. I don't want to waste anymore money on rent. I have my down payment burning a hole in my pocket. I want to buy and move to LV. All advice is appreciated

I AGREE , WHY WASTE MONEY!!! You deinitely don't need to live out here for 2 Years before buying a home. As long as you are in the same line of work, you really should not have a problem pre-qualifying for financing. I have a great lender that I work with and could help you . Relocating and moving is not easy, but it is truly a smoother process if your relocation is well planned. I moved from CA too ! Many relocate here and purchase a home right away. If you're staying in the same field of business, which it sounds like you are, getting a mortgage shouldn't be an issue. I highly recommend interviewing agents and finding one you feel comfortable with. Searching on your own is for the birds! A good agent can do a lot of the legwork for you.

You don't need to live there for 2 years before qualifying, you need 2 years work history if you're commission only. If you're in the same field when you move to Vegas you should be fine, but talk to a mortgage lender to see where you stand.

Welcome to Vegas! Qualifying will depend on how much down payment you have, what kind of sales you do and what the compensation structure is. If you are commission based, usually the lenders do like to see two years of tax returns in the present job.

But it may be possible for you to purchase a vacation/second home here before you leave your current position if you make enough money to qualify. I would definitely recommend getting in touch with a lender right away. We refer all our clients to All Western Mortgage. They are the largest local lender in the State of Nevada, and they have quite a few out-of-the-box programs that no one else offers as well as great rates.

Give me a call I'd love to help you out. There is no requirement to live here for two years prior to purchasing. I believe the two year requirement you are thinking of is you need two years of continuous work history in the same field. Give me a call so we can discuss your options.
