Honestly people are always nervous when it comes to the down payment. I would suggest talking to a mortgage person and they will be able to explain to you the best way for you to go. just a FYI 3.5% is the lowest down payment unless you are a VET. If your credit is a little messed up you might be able to go with a rent to own or try and get a co-signer.
