I am looking to buy a smaller home or townhouse in the Orlando area.

I am starting my first job with Lockheed Martin on Lake Underhill rd near Waterford Lakes. I have already looked in the Waterford Lakes area and found some homes I like but I was wondering what are some other nice areas to look for a house. I am looking for a 3/2 or 2/2 small single family house or townhouse in the $150,000 range. I would also like to keep my commute as small as possible. thank you

Hi Mark,

Have you been using the Internet using sites such as this one or Realtor.com? I have been selling homes on the East Side of Orlando to Lockheed employees for years. You are looking in the right area. You could always check EastWood, StoneyBrooke or go W on Underhill and look in Cypress Springs, Andover, Fieldstream. For commuting you may not want to go any further west of GoldenRod Rd. You could go further to the S on the 417 and look at the Lake Nona area, but it is going to grow like crazy in coming years and the traffic may become an issue as that area grows. I have specialized in an area E of Waterford, known as Wedgefield. It is about a 10-15 min commute E. Wedgefield has larger lots many on acres if you desire that country feel. A championship golf course. Open areas for biking, hiking, horses and parks and is close to East coast beaches. There are wonderful prices everywhere you look and I suggest finding a good Realtor e to work with you who will be able to send you listings in any of these areas or others. My sister inlaw works for Lockheed Martin in Atlanta, 20 plus years.

What is your direction for your new home,

Distress Homes:

Short Sale - 6 to 12 weeks for approval then possible extra time for closing

REO - 1 day to 2 weeks for approval and up to 6 to 8 weeks more or less for total process

Non-Distress Homes:

Homeowner not currently in financial trouble just wants to move - typically 30 or less days to close

Hi Mark,

Congrats on the job!. All of the advice that you have read is 100% correct. What I'd like to ask is are you a First Time Homebuyer? If you are, there are programs available that will assist you with your down payment and closing costs. You can get $20,000, $30,000 or more (depending upon your income, household size, etc.). I am part of Weichert's Down Pament Assistance Team and we work, extensively, with First Time Homebuyers and getting them as much Down Payment Assistance as is available. The first step is to get pre-qualified, or better pre-approved.

If you are looking for a bank owned property, or Short Sale, they often need repairs, which the bank is not willing to pay for. There are programs that will allow you to repair the property and pay the money back in one payment, with your mortgage.

I would welcome the opportunity to assist yo getting the purchase of your home. Whether you choose me, or another Licensed Real Estate Professional, if you are a First Time Homebuyer, make sure they are experienced in the Down Payment Assistance process. I have spoken at numerous Down payment Assistance Seminars and the guidelines are specific.

If you want to stay on the east side of town then it's Waterford Lakes, Avalon Park, possibly Lake Nona. MetroWest etc. is nice but it's over on the other (west) side of town. At that price range you're probably looking at a foreclosure so you will need proof of funds for cash - or a pre-approval letter from a bank if you're getting a loan. You should get this before you start looking as a bank will not even look at offers that come without one of these two things. You have already looked in Waterford Lakes - have you looked in Avalon Park? There are some townhomes there that are in your price range. There are many other neighborhoods in East Orlando and even along the Orlando/Oviedo line that also can meet your needs. Happy Loooking - you have made a great decision to buy as there are many good deals out there.

At a Dr. Phillips and Metrowest area the homes are really nice and the prices have dropped dramatically as well. Have you been pre-qualified yet? If not, let me know if there is anything that i can do to help.
