I am looking to buy a home in the Phila suburbs w/ easy commute to the city (great school district)

Looking for something to fix up no matter how large the project. We love stone houses. 150k (cash) any suggestion on an area where I could find a place for that amount?

There have been many great answers to this question and I just wanted to add a few thoughts on the matter.

Stone houses are very plentiful in the Delaware County area. It is right outside the city and makes for a wonderful option if you're looking for the "suburban" lifestyle.

Within Philadelphia, check out the East/West Oak Lane neighborhoods as well as Mt. Airy. There are some beautiful stone houses just waiting for the right buyer.

With $150k in cash you definitely have the edge when it comes to negotiating. Make sure that you save enough for your home inspection and closing costs as well.

In Montgomery County, you have an alternative to your city commute via the Regional Rail train. There are lots of suburban routes to help with your commute to the city.

Either Cheltenham, Abington or Springfield Township Mont. Co are great places to start. The issue will be the taxes. Buying cash will afford you greater negotiating power as well as being amenable to a fix-up property. Again the issue will be the taxes on these homes. These three areas I named all have good schools but the taxes vary in each. Cheltenham has many stone homes as does Abington. If you have yet to contacted any of the fine agents that have responded. Stone houses are everywhere. You could look in Overbrook, possibly chestnut hill, even some germantown areas.
