Nice to see more building again in North Orange County. We have direct relationships with all the builders and it's is definately to the buyers advantage to take a real estate agent along when buying a new home. My buyers save thousands by using our New Home Buying services.

Realtor.com may be your best bet, or Google it. Not here, this is just too small a pool of agents.
This sounds like a fishing expedition to get a few agents excited. Question needs specifics.. honestly this is almost too weird to even reply to

Only people in this area that do that are employees of the builder except for the higher end spec homes.
A buyers agent most likely will get a referral fee
I am answering as honestly as I can, but will surely get flamed by the agents who lurk in the barrel you are shooting your arrows into.
