Hi Paul

Like elsewhere else, we have some areas better than others but many many opportunities right now throughout Palm Beach County. Just depends on what your long term goal is, what amenities you may be looking for and if you plan on leasing it out etc.. Follow up with a realtor who can direct you after having some more information to go by. If I can help, please give me a call

Paul- In Real Estate investing there is no such thing as "one size fits all " . There are a
variety of "factors" which you need to define to know what an optimal investment might be! Your
expectations of return, your finances, your " comfort zones" as to size of cash investment,
posible exposures, repairs and upgrades etc.
Only after developing what you want out of an investment and what you have to put in - can
you make sence of whether a " good deal " is good for you! Contact me directly I"ll be glad to
help you sort this out!

Dear Paul,

There is a fantastic opportunity in northern Palm Beach County that may be a great fit to help you meet your investment goals. This development is new construction with impact glass, high quality finishes, a very solid association with excess reserves and great amenities in a top rated location. One bedroom units have a better return as the association fees here are much lower on a 1 bedroom as they are based on square footage. The increase rents also do not outweigh the additional cost of 2 bedroom units.

Rental market here is strong for one bedrooms; 4 units rented over the past 90 days with only one unit on the market. Rents have been in the $1,100 range but this particular unit has an amazing private setting that is among the best I have seen in the community so it should bring $1,200. It will probably take about $121,00 to buy.

If you pay $121,000 and have $14,400 in gross revenue (if you rent yourself) and expenses of $2,616 for association fees, $1,866 for property taxes and about $500 in insurance you end up with about a 7.7% cash on cash return and a top quality property that will have a much better appreciation than fringe locations.

If I was looking for an investment property today this is the deal I would snap up in a heartbeat. If you would like any additional information please feel free to contact me at your convenience.

I hope this information is helpful but if you need anything additional please do not hesitate to give me a call.

There are many areas that would meet your initial criteria. To best advise you, I would like to know what your investment goals are. Such as: will this investment be used to produce rental income or will you occupy the home as a second residence? If rental income is your goal, what type of return on investment (ROI) and cash on cash will you require. Are you looking for a turn key property or will an investment that will require some sweat equity suffice. These are just a few things to consider.

I work with investors regularly and understand how to build wealth through sound real estate investments. As they say, if you buy a property right, you can never go wrong. If you buy a property wrong, you can never make it right!

Should you want to discuss this subject further, please feel free to give me a call.

Dear Paul,
Trulia has crime statistics by zip code & city as part of community info.

Personally, I recommend Jupiter, Tequesta, Juno Beach and Palm Beach Gardens. They are all solid communities.

Hi Paul:

Will be happy to work with you to find you a very good investment. Let me know this:

How many bedrooms?
Price range?
Amenities that would attract a renter?
Are you age 55+? Some communities have age restrictions for both buyer and renter

If you would consider a gated country club with clubhouse, pool, golf course, spa, look at available properties at http://FloridaLuxuryCountryClubhomes.com and especially home page at http://www.MarilynJacobs.com for other properties and an overview of communities in the EXPLORE THE AREA section of this website. Gated country clubs with membership dues and fees have heavy security - 24/7 manned gates and roving security teams.

RIght now there are wonderful bargains in southeast Florida... best time ever to buy here, rent out a property, and in due time it will appreciate in value.

Also check out my testimonial page at http://www.MarilynJacobs.com.

Happy to work with you.

Happy Thanksgiving... we all have much to be grateful for!
