I am looking for a house in South Strathmore that backs Northern Blvd. Any comments on how much less an average 2000 SqFt home should be in?

Asked by Michele, Manhasset, NY Fri May 14, 2010

comparison with the same house, size and condition not backing the blvd? Thank you

Hi Michele

It's a good question but unfortunately the answer is convoluted. In the current unsettled market there are other factors that might negate any price advantage that location may have. As a NYS Certified Residential Appraiser and a real estate agent I can help you determine a meaningful answer. But I prefer to go through the process with you off line. Please call or email me with your contact information.

Ask your agent to review comps with you--recently sold similar properties in the immediate area on both sides of the street--a lot will depend on the properties, their sizes and condition, upgrades, etc. There are no set standards as to much less anyone can offer on any property.
