Listing agents sometimes get annoyed by buyers who inquire directly about properties. Most buyers who are ready to make an offer are working with a Realtor.
You will very likely miss any bank-owned bargains because bank owned listing agents get bombarded with calls and by the time they call you back, the best deals are gone. Also there are a lot of short sale scams (fraud) going on so those properties already have an "insider" investor with a contract or an "option" contract. They keep the listing active to create the false illusion that no buyers want it at the asking price. Once the lender approves the short sale the "investor" then flips it to the next buyer for market value.
