I am looking for a condo in the Tampa area. Not familiar with the area and not looking to pull the trigger on the 1st thing thing someone shows me.

It has to be the right property. I love the idea of Channelside, an Urban walk around instead of driving. But at the same time I see properties in Tarpon Springs as an example that could provide similar access. I have ~125k at most. I have inquired about three properties and never heard back from an agent. Any ideas?

You are not just investing in a home, you are buying a lifestyle. Channelside and South Tampa both represent a more urban - hip vibe, while Tarpon Springs is much more traditional. Other parts of Tampa Bay offer an urban live-work-play environment too - West Chase is another option. Are you planning to work once you arrive? If so, let's consider where and make certain the commute will work.

Dear Terrell,

Listing agents sometimes get annoyed by buyers who inquire directly about properties. Most buyers who are ready to make an offer are working with a Realtor.

You will very likely miss any bank-owned bargains because bank owned listing agents get bombarded with calls and by the time they call you back, the best deals are gone. Also there are a lot of short sale scams (fraud) going on so those properties already have an "insider" investor with a contract or an "option" contract. They keep the listing active to create the false illusion that no buyers want it at the asking price. Once the lender approves the short sale the "investor" then flips it to the next buyer for market value.

So find a Realtor to help you and if you need financing, I can highly recommend:

You absolutely need a good agent who is willing to give you a taste of Tampa. Many agents steer you to one home or one subdivision and they just want a quick sale and move on. But I know from my participation in Trulia that there are many helpful real estate agents who while wanting your business also want you to be happy. If real estate agents respond to your query, give them a call. After all, they took the trouble of reading your question and are responding to it. Good Luck

I can see where your dilemma is. It really comes down to a few things:

- What type of property do you want to live in? (single family/townhouse/condo) This could dictate where you are able to purchase.

- What about the area around you is important to have within walking distance? What type of area do you like?

- Will you need to drive to work when you are here? If so, that should definitley be considered.

There are lots of condos to look at. Channelside is a great location but so is Hyde Park and several other areas in South Tampa. Are you looking to stay near downtown Tampa or would you look at areas outside of town. Westchase has some great condos/townhomes with a shopping and eating area all within walking distance. If you haven't heard back from the listing agent--do keep in mind that any local agent can help you with information, showings, updates, etc.; therefore consider working with an agent of your own--interview a few agents from different realty companies and choose the one you like best--then go from there.
