If youâ€™re looking for a deal, you will have to find a Realtor that will think out of the box for you to find a property that has less competition for it. I have a few strategies that have worked for my clients and got them better homes for a fair price without going into a multiple offer situation.
The most important factors that you need to get lined up is that you are full approved by a mortgage lender and that the townhomes that you are looking at are approved for that type of financing. Some townhomes have lost their fha approval due to the number of foreclosure that they have had.
Currently fair price would be list or little above depending on days on market.

To be honest builders dont always budge much on price. A lot of it has to do with what upgrades and amenities the unit has. Many times they will also try to get you to use thier lender and say that they will pay closing costs. I've dealt with many builders and can walk you through the process.
