first pick a location
what are my priorities - schol district/transportation etc

check top 3 brokers in area
call and ask for their top producer
ask about pricing/condition

have recent pre qual from real lender
beside pre-qual know monthly payments & closing costs

call back broker make appointment
request see at least 5 properties first time out - this gives you real feel & maybe find home

if agent agrees to e-mail before showing run
always go & see what is really out there so broker sends right e-mails

Hi Elsa, The very first step is to get yourself pre approved for a mortgage. You want to know how much a bank is willing to lend you based on your current financial snapshot. Having this letter will afford you the opportunity to place offers on a home. If you do not find one by the time the letter expires (usually 60-90 days depending on the lender) they can print you up a new one. as long as your financial or credit status hasn't changed no new credit check would be necessary. Once you know what the banks will lend you meet with a few buyers agents. Working with an agent is a relationship and should be a comfortable decision, for both you and the agent. If you have the right agent they will guide you through the entire process until you accomplish your goal. They will show you your options and help you make an informed decision.

You should meet with a mortgage professional with all of your income, employment, assets, credit information and get a prequalification to figure out up to how much of mortgage loan you can get. After that you need to work with real estate agent/s in the area where you like to buy the property. Let me know if you need any help with the mortgage.

Start by shopping around for a mortgage broker that can explore all your financial options and give you a pre approval letter for the amount that you can afford. Mortgage brokers have access to many banks, private lenders and diferrent programs. After that you can ask your friends, co-workers, family members and even in your Bank if they can recommend a real estate agent.Recomendations from past clients are invaluable.

I would ask around to your friends and family to see if they can recommend a good local agent. Once you've found one, ask them to recommend a good mortgage broker. You really want to get pre-approved and have all your mortgage ducks in a row. If you can't find an agent you could call any of the Douglas Elliman offices.
