I am interested in purchasing a townhouse in either Greenwich or Stamford. Which area has a better resale value?

Both Greenwich and Stamford are large towns so it really does depend on what area of the town you are looking in. Both towns have properties that would most likely meet your criteria, but to get an accurate answer to your question you really would need to talk to an agent and give them an idea of the price point and areas of the towns that you are interested in. The answers to those questions really would determine which town better serves your needs.

Great question as Greenwich and Stamford are quite different. Greenwich is a more affluent town and doesn't have as many condominium complexes to offer as Stamford but it has a shorter commute to NYC. Stamford has a more lively downtown area where many condominium buildings are located for residents to enjoy the amenities of shopping, dining, theatres, and such in the neighborhood which you can walk to. Resale value does depend on the location, condition of the unit and complex, and amenities offered so take these things into consideration too.

It depends on the quality and location of the property, but in general, Greenwich has a better resale value because there is a greater demand for homes in Greenwich due to lower taxes, faster commute and excellent schools.

As for resale--keep in mind that none of knows for sure where the market will be tomorrow or down the road--what we all know is today--buy, where you will be happiest living, based on your finances, wants, needs, lifestyle, etc.; keep in mind that opinions are often subjective and what may be good for one is not necessarily the case for another.

One other thing to consider is what is mentioned in condo docs. 1st, do they allows pets. Also, resale will be determined by the numbers owner occupied versus what is rented. Banks are concerned with 50% if rented. It will be more difficult to get a mortgage. Even if not needing a mortgage, it will effect resale. Another point to consider is if the compex is mixed use. Coventional mortgese may not apply. A portfolio lender maybe need. There is a glut of condos on the market and prices are decreasing. So be wise. I'm an agent in Greenwich, so I want to say Greenwich, but it is really a case by case example. You need to find a broker that can show you the history of the building and area you are looking at. Ideally this would mean talking to two brokers (each an expert in one location).

I'd be more than happy (as would every other agent on Trulia) to show you the history of specific areas within Greenwich. Greenwich, as well as Stamford, is very large and has several different neighborhoods, so you need to be even more specific with your search and resale concerns.

You will pay more for a home in Greenwich but property taxes are lower.
