I am interested in getting info about trends in fountain hills, I am in CT, and know little about the area. I am considering a lot to build on.

You should look at Eagles Nest which has some of the most beautiful lots in the entire Phoenix area for views. Not sure what your price range is but this is a high end neighborhood in Fountain Hills with million dollar plus homes. It backs up to a mountain preserve. MCO Realty is the developer.

I've been living and working in the Fountain Hills area since 1994 and boy have things changed in the lot department! We used to have a surplus and now they actually are becoming limited around these parts although there are still some available in the higher end communities. Of course, there is a premium to pay for that. I have seen some people purchasing some of the worst of the worst fixer uppers with a nice building envelope and just doing a tear down and rebuild. This can save you in lots of ways but primarily with the permitting process. Permits are much cheaper for something like this versus a build from scratch transaction. Hope that helps!

Goldfield Ranch just north east of Fountain Hills is a great neighborhood if you want a few acres. Wonderful community, beautiful views. Horse property.

Yes that's true, if you want to be near Fountain Hills but still get a lot of acreage for a reasonable price, Goldfield Ranch is a good possibility. Have a few friends living out there :-)

In follow up to my earlier answer to your other question. Prices in area up 15-20% from last year. Most homes are custom or semi custom as built on a series of ridges. The ridges offer many homes with ravine views, city light views or golf course plus mountain views. Red Mountain is the local landmark mountain. About 12 miles from Scottsdale and dining/recreation/shoping. Many $1 million plus properties in areas like Eagle Mountain. However many other homes are much lower.

On the edge of the Indian Reservation and the casino. About 60 miles from Payson and the higher elevations of pine tree country in the White Mountains.

Located East of Scottsdale and about 45minutes from Sky Harbor Airport.The population is about 22,554 as of 2011.The town is surrounded by mountains. Like Fountain Hills, there is a fountain, built more than 30years ago, it is the city's centerpiece and landmark.

My wife is from CT too! We love living in Arizona. There are a lot of factors that effect the price of lots. While view is one of the most popular answers, whether the lot has to be readied for building effects how much you spend after the purchase. Ideally buying a lot that has had the utilities brought to the property line saves on expenses. A level lot is also so important because that effects the price too.

Market Trends show that the inventory has dropped during the past 12 months, and prices are rising. Lots, especially under $100K are being sold faster than they were 12-18 months ago with very limited inventory. Lots over 150K have quite a bit of inventory available in Fountain Hills. Residential properties have increased in the price per square foot, and inventory has also dropped. Fountain Hills is entering its heaviest selling time which is between December and April/May. May I suggest that you visit my website Fountain Hills Up Close to find out more about our beautiful "community" and our real estate and specific neighborhoods. I am a real estate broker, I live in Fountain Hills. Our prices have strongly been influenced in the past year by what is taking place in entire Phoenix area, which is that we are leading the nation in home price increases. Our foreclosure and short sales in Fountain Hills have gone down substantially and we are seeing more traditional homes come on the market. With the reduction of short sales and foreclosures, inventory has also gone down substantially, reflecting higher prices. There are still some great prices available for purchasers looking to buy, but do know that prices will continue to go up as long as our inventory stays low. Naturally the low interest rates are also influencing buyers to come back into the market.
