Some of the units in Sheridan East have an issue with Chinese Dry Wall. However; there are a few units where the drywall used was not contaminated.

If you move forward & put an offer on a unit you like and have the inspection done; if the unit test positive for chinese dry wall then you can negotiate to have the seller pay to have the issue corrected, or reduce the sales price for the amount it would cost to correct the problem.

If the unit is a foreclosure then more than likely you will be purchasing it "as is". Lenders are not likely to make repairs, and most request you do an inspection before even putting an offer in on the property.

You should be concerned about Chinese drywall and avoid it at all costs. However, the report of the troubling material in a community does not mean the substance is present in the subject home.

In these cases, the best approach is to make all offers with an addendum clause that specifiec that "if any Chinese drywall is determined to be present in the home that you have the right to withdraw from the agreement without any penalty and yoeur escrow money returned."

The process for detecting this material is very simple and concerns can be eliminated with most home inspections.
