You just mentioned all really great communities where you would be enjoying a wonderful quality of life. They are all centrally located for a commute back to Brooklyn to visit or friends and family or even the beaches. If you like to take the kids to the beach and boardwalk. Most of the shore line from Tinton Falls or Freehold would take between 10-30 minutes depending on where you want to go. If you are relocating also think in terms of re-sale, just in case things change and you would need to move in about 5-7 years, which is about an average range for resales. Either of these are option for your. One of my agents lives in the Willowbrook Development in Tinton Falls. I would be happy to put you in touch w/ her for her feedback on living there. The homes in Willow brook (Tinton Falls) were built in 2002 and 2003. In Tinton Falls, there is one elementary school for K-3 and another for grades 4-5. In Howell, there is one school for K-5. Details about schools below so that you could give consideration to this for your 5 children. There are 3 properties for sale in Willowbrook, starting at 899K. This development is located near the Garden State Parkway, Exit 109, with a Park and Ride located there, and express bus service to NY. The closest train stations would be Little Silver and Red Bank.

Manasquan River Crossing is newer, built in 2006 and located a bit further south. It has a mailing address of Farmingdale, NJ and the services are provided by Howell municipality. It is near exit 31 from I-195, which is 10-15 miles south of the Willowbrook development. There are 3 properties currently for sale at Manasquan River Crossing, starting at 850K. Rule of thumb….a location further south will provide more house for the money. These are larger and newer.

Using similar price points, sizes and age of structure, there are developments you might consider in Marlboro, Freehold, Wall, and Millstone, in addition to the specific developments you mentioned in your post. There are two elementary schools in Tinton Falls, each supports different grades. There is one middle school and one high school. The high school supports approx 1100 students, including those from neighboring Eatontown.

Tinton Fall School District (includes 2 elementary and 1 middle school)
MF Atchison K-3rd Grade & Swimming River - 4th-5th Grade
Tinton Falls Middle School - 6th-8th Grade

High School - 9th-12th Grade (Includes Eatontown and Tinton Falls)

There are several K-5th Grade Schools. For Manasquan River Crossing development, the elementary school is Ardena

I live in Marlboro myself and I find Freehold to be a great area for growing families. The schools are blue ribbon, like the towns that surround it and the Boro of Freehold id a great thriving town with shops and great restaurants.
