I am buying a house nearby Atlantic and Southside. Going west on Atlantic from southside it is on right side.

Asked by Rajib Sengupta, Jacksonville, FL Wed Aug 20, 2008

It is a 2006 houre, 3 BR, 2 bath- 1200 sqft, 1 attached garage. This house is in good condition. Can you please let me know what should be a good fair value in that area for such an house? Also how is the neighbourhood. As I understand it is very close to southside as well as only 15 minutes from beach.

It sounds as though you are purchasing site unseen. You should secure a Buyer's Agent to represent you Your Buyer's agent can give you a market analysis and advise you as to fair marekt value. If this home is listed , the Buyer's agent's commission is already factored into the list price of the home. The seller has already agreed to the commission to be paid to the listing Broker wihich includes an amt to be paid to the selling Broker.. In Florida Buyer's representation is free for you.

There is a number of newer homes that were built on vacant lots in the area you descrivbe. The area is mixed older homes, mobile homes and now lthe newer homes.

If at all possible, I would recommend you secure the services of a local Buyer's Agent and view the home and area before making your a purchase
