I am a single mother of one child. Is there grants or programs that will help me purchase a home?

I would be consider a first time buyer. My credit score is not perfect, but I heard there is some lenders that will help me. Is that so and how can I pre-apply?

You are in luck. Depending on your income, you can qualify for the City of Bellflower's 1st Time Homebuyer Assistance program (up to $40,000) towards down payment and closing costs, the MCC program (a little know program that provides a tax credit against your federal income taxes), and also many state and county sponsored programs. Additionally, if you work with a realtor who specializes in 1st Time Homebuyer's they may be able to help you find a property and negotiate with the seller to have them participate in AmeriDream or Nehemiah which allows up to 10% toward down payment assistance and 6% towards closing costs. The financial markets are definitely leaning towards helping 1st Time Homebuyers with verifiable income. So if you fit that description, now is a great time for you to buy.

If you are still in the market, I would look into CHDAP, CHF Platinum, CHFA and some City websites will have info on City loan programs. As mentioned in previous statements, there are many options. Your best bet is to work with a Realtor that knows of these down payment assistance programs to help find which one is best suited for you.

There are some possibilities. FHA has some programs that may allow you to buy. Let me know as first time buyer programs are out there but buyers must beware in this matket, so work with the best agent . If I can asist you more give me a call.

yes there is. it depends on what city you are in, what your income is, and how you qualify for your home loan. I know 3 different lenders that have these programs if you are in LA County.

I would check with a couple differt local banks and possibly a mortgage broker. It sounds like you would be a good candidate for an FHA loan. Additionaly, look into state programs for first time homebuyers, MY state has an excellennt program for first time homebuyers and i find it to be one of the most valuable programs for first time homebuyers. Your loan officer should be highly educated on these programs with current market conditions. In my state it is one of the few programs where I can offer first time homebuyers 100% financing with marginal credit. Good luck with everything!

Yes, there are both cities and loan programs that can help with the downpayment and are lenient with credit scores. Bellflower as I remember does have a program the question will be the qualifying and then will it fit your needs.
