that goes well and quick...My question is what estimates will I be looking at as far as closing costs (A break down of everything)?? The house is $21,500 paid in cash and I will not need an appraiser...This is in Georgia.

Most of the closing costs typically incurred are lender generated and therefore, because you're paying cash, don't apply. You'll still pay for attorney fees ($400-$700), an owner's title policy is optional, you'll have recording fees ($22.00) and any HOA fees if any due. That's pretty much it.
