Hi Samantha,

Most agents will tell you that getting pre-approved with a lender is the best place to start. We can ensure that you are buying just the right amount of house. I will also work with your real estate agent of choice and make sure he or she has all of the information they need to negotiate the best deal for you.

I'd love to tell you about the USDA Program. It's a loan that does not require a down payment. It's a lot of info to give in text format, so call me at your convenience.

Congratulations! I remember well hunting for my first house with my fiancé. We started by figuring out our budget and then driving around the different neighborhoods to see what felt like "home."

Please feel free to visit my website and use all its features. If you're out and about be sure to download the mobile app. It uses your phone's GPS to show all San Antonio MLS listings around you. It's very cool. Simply text "REALLUX" (all caps) to 87778.

Good Luck!

Hello Samantha,

It is certainly a rewarding experience to take part in helping a family find their first perfect home and for this reason, I just love helping first time home owners.

I was 25 when I purchased my first one and it was such a great feeling. I also remember the Realtor that helped me. She was like a close family member to me, just awesome, looking out for my best interests the whole way through.

I would love the opportunity to help your family or to just answer any questions that you may have, anytime.

All the best in your Home search!

Hi Samantha,

Check out http://www.DoorSteps.us

Doorsteps is a FREE online tool that I offer homebuyers to help them save time, money, and stress. It’s a great way to work together to figure out when it’s smart for you to buy, how to get ready faster, and how to make the best possible decisions along the way.

I also offer a unique and FREE home showing system for buyers, which enables them to select the days and times that suit them best to view homes, rather than contacting a Realtor often to be told that they can’t see homes when it works best for them. It’s called the Concierge Showing Service, and the web address is:

Call or text me if you need anything.

The first thing I would do is visit a bank or mortgage company to establish how much you can afford to spend on this first house. That way, you won't be "spinning your wheels" looking at houses that are above your financial reach, or, for that matter, under what you can spend. If you need names of mortgage people, I'd be happy to forward you three or four you can visit and decide who you feel comfortable with. Just send me an email (dsimon@phyllisbrowning.com) and I'll do that.

Your first step would be to talk with a lender so you know how much you can afford and
feel comfortable with the payment.

How much have you saved for your down payment & closing costs? Are you both working? Have you been working for 2+ years? Do you know your credit scores?

Connect with some local REALTORs. Get recommendations for good loan officers to speak with about your financing option and any first time home buyer programs.
