Hi DP, Most of the other answers seem to be rather short on details, so let me give you some solid ideas to check out. We have quite a number of really excellent investment opportunities here in Central Florida. I work the southern half of greater Orlando let me give you a few quick ideas for you to research.

LONG TERM RENTAL - Anything in or near Lake Nona in the area of the new medical city. Lake Nona is the City of Orlando's southeast corner. The medical city is an investment of billions of dollars. Lake Nona is also the southern end of "Inovation Way" a mega development by Olrando and Orange county that runs from the University of Central Florida to Lake Nona. Budget wise expect to pay anywhere from $50K for nice condos in Hunter's Creek to $300K for a home in VillageWalk to $500K for something a bit grander.

SHORT TERM RENTAL - Well, what can I say, we are the short term rental capital of the world. Over building, the bubble, and the world recession has created the perfect storm for vacation property investors. Many very good quality resort properties are selling for 1/3rd of what the originally sold for just a few years ago. Will they ever get back to the prices of 2006? Not in my lifetime, but will they get back to say 2/3rd's of those prices? Very realistic possibility. And guess what 1/3rd to 2/3rds will double the value of your investment.

The short term rental opportunity will not last forever. Prices are already going up. For example, I was showing at Regal Palms yesterday. Last summer you could pick up a 4 bed townhouse there for $75,000. Today it takes $90,000. That's a 20% increase in price.

My short term favorites include Floridays, Runaway Beach Club, Lucaya Village, Terra Verde, Seven Dwarfs, and Venetian Village to the east of I-4. These all have great locations for any attraction. To the west of I-4 my favorites include Caribe Cove, Oakwater, Windsor Palms, Windsor Hills, Emerald Island, and Regal Palms.

Like many other real estate professionals I too have a number of Canadian clients. If Central Florida is in your plans, then I'd be happy to help you out. My website includes a section for beginning investors that you may find helpful.

Good luck,
Mark LeMenager

I use Bay To Gulf Holdings (btgh.com) in Tampa Bay for investment real estate. They are wholesalers.

The best way to buy investment real estate is through a "wholesaler". Real Estate wholesalers buy houses that are trashed and dilapidated and clean them. Then they sell them quickly. The profit margin is small for wholesalers, but theri goals are quick turnaround. They're not rehabbing - they're getting it ready to be rehabbed, and then selling it to the next investor.

HI Clair,

At least you could spell my name correctly. :)

Always fun looking at three year old questions. My thinking on vacation condos has certainly changed over the years. Here's my popular blog on the topic: http://www.trulia.com/blog/mark_lemenager/2011/08/vacation_c…

Frankly the only places I'd consider a vacation condo as a business investment would be Windsor Hills or Vista Cay.

Long term rental wise, my advice hasn't changed - BE NEAR THE MEDICAL CITY at Lake Nona. since 2010 I've sold dozens of properties in that area and my investors are quite satisified. Five of them have even bought more than one!

What Mark LeMenag says is correct. HOWEVER, he neglects to tell you that most of those townhomes come with cheap prices but high HOA fees (Home Owners Association) and some of those fees are charged on a monthly basis.

I work with many investers and I would recommend you steer clear of condos and townhome properties and focus more and single family homes in areas that require NO HOA fees. If you are shopping for homes that are cheap (IE: anything under $150k) be prepared to do some repair. There are still quite a few homes on the market that are REO (foreclosed) and the majority are in need of repair, but are quite worth it since you can rent them at good rates.

Collier County Florida holds some of the states best values and returns on investment properties. Short Sale, Foreclosure, REO, and distressed property sales are abundant and with experienced professionals guiding and assisting in the process investors with cash can do well. As with any investment vehicle long term is best, but we are seeing some flipping being done by savvy investors that work with area agents and project managers so they can effectively search out and pursue the best "deals" for them selves or groups...
Collier County includes Naples, Marco Island which are the largest cities with a quality pool of investment single family homes and condominiums for consideration.
Having up to date data, market comparable, county and city tax role data assures buyers that they are well equipped to enter and survive in the Florida investment real estate market.
We are seeing many Canadian as well as European buyers looking to take advantage of Florida low cost properties, good rents and favorable rates of return on investment.

Work with an experienced professional that has the back ground, tools and statistical data to make the investment strategy in Florida a favorable one.
we here at The Bigness Realty Group are always looking for investors that are ready, willing and able to enter and take part in a great real estate opportunity through out SW Florida.
Call on us at any time or email for more information.

We have experience in construction, renovation, management and general real estate.
Looking for investor relationships and limited partnership opportunities.

Hello Deepy,

I hope you are having a great Tuesday evening!
I think it really depends on what you are looking for as an investment property.

Would you like to be on the beach? Golf course? Disney area?
Would you like to use the home when you come to Florida as your vacation home also?
Are you looking for a condo, townhouse or villa?
I have more questions but you get the idea.

If I can help answer any questions you might have about investment homes in the Disney (Kissimmee & Davenport) areas, Please feel free to e-mail or call me.

Kind Regards,

Your best investment now is to capitalize on the short sales and foreclosure market in the Orlando
area. Possibly close to the attractions/Disney area. A good investment is the short term rental market where there are plenty of activities to draw customers to rent weekly or monthly. A few years ago these condos and townhomes were selling for more than double of what they are selling at now. Be glad to give you some advise on our market.

If you are going to rent it out then just look at the rental income versus the purchase price. I know of a
2100 sq ft condo in kissimmee for 35k. kissimmee is next to disney world.

Hi Deepy,
We have many Canadians buying here in the Fort Myers/Cape Coral area. We are a bit warmer than the Orlando area in the winter months. There are so many wonderful places in Florida so you do have a lot to choose from. Our prices are at an all time low.We are a frequented stop for many vacationers. I would be happy to send you information on the area and properties we have to offer. Just as Bill offered, I have many Canadians who have purchased here that would be happy to talk to you.

Best of Luck,

There are many wonderful locations in Florida that attract a variety of people for a number of reasons. We would like to put a pitch in for southwest Florida between Sarasota and Punta Gorda. This location is far enough south to be able to enjoy warmer winter weather and with a close proximity to the beach, this makes it very desirable to the vacation renters.

This location is less congested and affords a comfortable life style for its residents but is close enough to larges cities to take advantage of their offerings.

There are many wonderful opportunities for today's buyers to take advantage of saving on a purchase. If you would like to find out more about this area we recommenf contacting a local real estate professional for their assistance.

We also have a number of past Canadian customers that could share their experiences with you.
