Depends on what you are expecting in return? As you know there is currently a condo surplus, thus making rents lower. Will you be financing or paying cash in full? I specialize in Miami Beach, Wynwood and the Biscayne Corridor. I have many commercial opportunities and a few good condo deals with income already coming in. If you are an all cash buyer then a condo hotel would be decent if it is priced under $200,000, otherwise the return does not outweigh the amount of money invested. Are you looking for a property you can use on occasion when you come over-then go with a condo hotel. You can rent it by the night and use it when ever you want if you tell the rental agent ahead of time. Check the rules to make sure of the details. Enzo-I would decide whether you want a condo or a house. The condo market is still going down and there is more risk there than a house. A condo is good from your vantage point because they keep up with the upkeep. Look into condo hotels. You need to put 20% down, which is not a problem with cash, but they can be rented out all year and it is usually easy to pull them out if you come over. Hi Enzo, It is a wonderful time to buy property in the United States at this moment simply because of the powerful Euro in comparison to the Dollar. And we are seeing many investors from abroad coming to Miami and purchasing great properties. With that said, Miami has some wonderful areas both along the Atlantic Ocean (from Miami Beach to Sunny Isles, Golden Beach and further north) as well as along Biscayne Bay (Coconut Grove, Brickell, Miami Shores, Aventura, etc). What will determine where you should purchase will depend on your lifestyle as my colleague Ramesh answered earlier. If you want an active nightlife, walking distance to shops and entertainment, then Miami Beach and Coconut Grove are wonderful. If you want a more relaxing atmosphere then Sunny Isles or Aventura are choice. If you have been to Miami before then I'm sure you have distinguished that all areas are unique in their own way. If you have not been here before I would like you to take a look at a few websites which will help you.

I think any of those areas are good for investment, but the Grove and South Beach are better than Sunny Isles, because they have a lot more to offer lifestyle-wise.
