How to get the most accurate/advantageous appraisal to sell my home?

Homes at the coast vary considerably nearer the water from those blocks away. In a previous appraisal compairables were used that do not front the marsh/waterway as mine does, and I do not feel that these were valid comapirables. I live in a large neighborhood but there are very few houses that front the marsh as mine does to compare to. How can I address this with an appraiser? Can I have a more recent appraisal done when I am ready to sell, and can a potential buyer use this for financing purposes? Is this of any advantage to me? All input on gaining the max value for my home is appreciated!

The buyer's bank will require its own independent appraisal and will not consider any appraisal you have had or will have.
