When it comes to any safety/crime related issues, it's always best to contact the local police department with all your questions, hear all there is to hear firsthand. If unfamiliar with the area(s) do revisit more than once and at different times of day, possibly chat with locals/neighbors. Real estate professionals are prohibited from steering, enticing a buyer to purchase/rent, or not, in specific neighborhoods.

Searching on Realtor.com, Zillow, Trulia and other consumer web sites will provide you with a lot of listings, but few of them will actually be available. When a Realtor enters a listing into MLS (multiple listing service), it takes 48-72 hours - or sometimes longer - before that listing shows up in any of these web sites. Inventory is so tight that most properties already have multiple offers or are already under contract before you even have a chance to view them online.

My suggestion to you would be to utilize an MLS search where you are actually looking at available properties, and you will be updated of any listings the moment they are entered into MLS by the agent - not 48-72 hours later. You will want to select only ACTIVE in listing status if you want fully available properties, otherwise AWC will show you short sales that are already under contract or regular sales that have an active contingency. Feel free to call me if you have any questions at 623-824-4275.

FYI, the home referenced above has been under contract since May 29, 2012.

The Buyer Advisory is a great resource for home buyers. I live not to far from that address and I like this area in which to live. It's also close to shopping (Arrowhead Mall), restaurants, and the Loop 101 freeway.

Safe, is a relevant term. One of the tools that you can use to investigate anything that's important to you is the Arizona Association of REALTORS Buyers Advisory. You can download the latest version using the link below.

You can also search all of the Peoria or Glendale Homes currently for sale in a "Live List" at www PeoriaGlendalmeHomes com
