How much would having a shower only (no tub) in a home effect the value?

Asked by Laura, 47394 Wed May 9, 2012

The home does not have a tub only a shower. There is also a half-bath. It is on a slab so I don't think installing a tub is feasible. How much would this effect the value of the home?

Sometimes that is really a buyer preference. You can offer a small buyer's incentive to go to the cost of a tub to help make your home more attractive to both preferences.

I don't see this as a huge drawback in terms of value. Why can't you put in a tub? Just because it's on a slab doesn't mean anything. Talk to your Realtor and ask for a CMA. He/she will be able to give you an idea of what homes have been selling for, with similar beds/baths & SF.
