How much value does a roof deck add to an apartment?

If you're looking in say, Park Slope, Prospect Heights, or Fort Greene, and you have two comparable apartments in the same neighborhood, but one has a roof deck, how much more would you expect the fair market value of the second apartment to be?

I think a roof deck in the city where space is so tight is definitely a huge selling point for a property. Depending on size and the functionality of the roof deck I think it could definitely add an additional $20,000 or more to the selling price.

I would say $35-$50k added value...if it's more stylized you can get the higher value.

Hi Dale. Depending on the square footage, the quality of the roof deck, and the view, I would give you a range from $40K to $120K in added value.
