How much value does a dock add to lakefront property?

In Moses Lake, it depends on what part of the lake the property is on. A standard 12' x 20' dock will run about $12,000 for for permitting, design and a contractor. If your in a portion of the lake that is really deep, you may need a dock with cantilever which could cost upward of $17,000-$20,000. Some areas of the lake are very shallow and need a really long dock.....again probably close to $16,000-$17,000. There are not really enough "like" sales to determine an actual "value" a dock adds, but most people do not want to go through the hassle of putting one in, so at this point, I would say an adequate size dock, in good condition, would add at least $14k-$20k. Right now, they are still issuing permits, but that may change in the next 6 months. If that is the case, a docks "market value" could go up significantly.

If your property has a dock, it will probably help it sell faster and for slightly more than another without one. If your property doesn't have a dock, building one may not return the cost.
Here's the reason. You may want something different than the prospective buyer. Costs of construction, design, permits and the time involved would probably take you out of the prime marketing period we're in now through the summer.
I would encourage you to do the initial legwork for getting a dock. Find out what the permit and construction costs would be for a basic straight dock and what upgrades like a lift or moorage slot would cost.
Your perspective buyer could factor this in and make an informed decision when buying. If the buyer wouldn't like a dock at all or would like something more elaborate than you might install, you haven't decided for them.
Your money would be best spent on doing the right preparations to the site or the home. Primarily cosmetic fixes that make it more attractive and accessible to potential buyers.

It is hard to say how much monteray value a dock will add to a lakefront property as there are many aspects to consider. A good solid dock does however add appeal, and will help sell and market the property. When a buyer is looking at lakefront property, having a dock and the availability to dock a boat or watercraft on your own property is a large plus. So as it is hard to say what actual value you will get from a dock it would be a good idea to have one if the option is available.

Without know more about the dock I don't know how anyone can give you a good answer. How large, what type of boat (if any) can it handle, Is there an attached boat house? What is it made of; wood or a synthetic composite? Are there now zoning laws that would prevent someone from easily building a dock today?

Supply more info and you'll get a better answer. It could be as little as a couple of thousand dollars to many tens of thousands. Finally what is it worth to you to have a dock?
