Maintenance varies by development, it is not general thing since every management company implements their own maintenance fees.
As for what's included, that will also vary by building. For the most part heat, hot water, real estate taxes, and insurance are included, but electric and gas can sometimes be separate.
As for income requirements, this again will vary by development. Some Coops have an income requirement, and some have other financial requirements such as debt-to-income requirements, personal reserves, etc.
To summarize, many Coops have different management companies so Maintenance & requirements will vary from building to building.
