How much can a Colts Neck buyer knock off of the listing prices of homes in the $800-900K range these days?

Doc -

Not the way to approach the real estate market, thinking how much can I knock off the price. No, not being a sales person here.. I am a "financial guy". Due diligence is the key to a successful transaction. Tell me the property that you are interested in and we can make a complete evaluation of the area ad the house.. make an educated decision. To think that you can just "knock off" an arbitrary number is not going to work.
I am close to Colts Neck, know the area well and can make an objective comparison in pricing..

What I suggest to my clients is to find a home they like first, Before they make an offer I do a comparable market analysis of homes recently sold with similar features in that cmty. That is a guide line what you should expect to pay for a home. & where the seller is expecting offers to come in at. If it is very upgraded it may sell for more than the others. If it needs work, it may sell for less. Remember, location is everything.

Dr. Colts Neck

As an agent who lives and works in Colts Neck I have to say that there isn't a simple answer to your question.

Although we do get 93-96% of our asking price, there have been many times that I am surprised at the below market price a home is let go (sold) for.

Timing is everything and having an agent that is willing to go to bat for you to hit a homerun is key.

Still plenty of deals out there.....don't be scared, go for it!
