Your closing costs are limited to just title related fees. The biggest of the fees should be your title insurance. For a 615k sales price the owner's title insurance would be $3593. This fee is state regulated so no matter what title company you go to this will be the same. Sometimes builders cover the owner's title policy. Other title and recording fees shouldn't run you more than about $500-$600. There can be other costs such as HOA deposits, nature preserve contiributions, etc.
