How much are closing costs likely to be on a new build $615K house in Steiner Ranch - cash payment, no mortgage. Thanks.

He can help with all of your questions like this and give you advice on mortgage brokers, inspectors, dealing with builders, etc. Give me a call if I can help you find a new home, I lived in Steiner for 7 years. Don't forget the taxes in Steiner are rather high.

Everything can be negotiated at time of contract with the builder, that's why it would benefit you to have a buyer's agent (no cost to you) who knows.

Closing costs will be minimal, Filing fees, over night deliver fees, Title Company fees approx $250-300, Attorney's fees (Document draw) Approx $125.00 for a cash purchase.

Your closing costs are limited to just title related fees. The biggest of the fees should be your title insurance. For a 615k sales price the owner's title insurance would be $3593. This fee is state regulated so no matter what title company you go to this will be the same. Sometimes builders cover the owner's title policy. Other title and recording fees shouldn't run you more than about $500-$600. There can be other costs such as HOA deposits, nature preserve contiributions, etc.

Closing costs are related to loan amounts. If there is no loan then there will be no closing costs. All you will be paying is the title insurance policy and title charges. Depending on the builder, some of them pay for title insurance as well.
