It's a wiin for both rentors and investors. The properties are less than 50% less than 6 years ago, and the 4% interest rate makes almost a smart investment positive cash flow. In my opinion it depends on who your property manager and/or Realtor is. I consistently work with renters. I have agents who do not answer the phone on the weekend, properties that are not kept up to par, etc. The renter has the advantage because they have their choice of properties. However, if your property is kept in decent shape and your rent is reasonable, you should not have any issues getting your property rented.

The rental market is great,all of my investors are keeping their properties rented. Speaking for only my clients,their homes are very rarely on the market and they offer renters nice incentives for two year leases. I believe the owner has advantage still since there are so many renters out there. My clients have turned people down and waits for what they want and they will get it.

What kind of advantage are you talking about? Hot properties rent very quickly here if priced property and in good condition.
