How is the Tuscany Hills/ Communication Hill area?

I'm a first time home buyer and looking into various areas in San jose around 575K range. Any ideas about how the Tuscany Hills/ Communication Hill area is? I see the homes are newer and comparitively cheaper. but how is the quality of living? I could'nt find any information about schools in that area. Any comments???

As Michael Roberts himself said in the post that I provided.. "Always! error on the side of being compulsive when it comes to hazards that will affect you and your families health."

I chose to follow his advice.

Quality of life is quite good. The best area is on the top of the hill under the tower. It is convinient to 87.
There is plenty of information on schools. It is best to pay a visit and observe yourself.

BTW: Few residents stay there more than 4-5 years so you need to plan accordingly.

Hey CJ, Great article......I never read that one. Now I know why Mom always told us not to play with those rocks~

I extrapilated that encapsulation is likely as good as not disturbing the rock in the first place. Similar to the recommendations by the EPA that painting an accoustic ceiling (encapsulating) is sufficient to prevent exposure. I know....Don't hijack the thread. Interesting stuff! Can't help but love Trulia!

Hello M, My recent experience in the Communication Hill development is that prices have fallen dramatically in just 2 years they have dropped nearly $162,000.00 on both SFH (single family homes) and Condo/T.homes. Making the investment a good one for a five year plus term.

If you agree with Peter ...don't buy in California! :) Builders have never created disclosures that reflect the geological issues related to asbestos since it naturally occurs nearly everywhere. It has been disclosed here though! This is a greatplace for information! When asbestos is mined and manufactured into products, we use, it becomes a serious hazard. Interestingly enough, California leads in environmental issues and when they leveled the old quarry before beginning construction there was evidence of asbestos in the area. Even as fdar back as the construction of Highway 87 along the Guadalupe corridor.

A study was conducted to assess health risks and identify a set of appropriate mitigation measures to control airborne emissions of natural asbestos from construction of the Guadalupe Corridor Transportation Project, a highway and light-rail construction project in San Jose, California. This study supported a state-mandated Environmental Impact Report. Communication Hill, along the project route, is known to contain natural chrysotile asbestos-bearing rock. The study described in this paper estimated potential asbestos emissions, identified and evaluated mitigation measures, and evaluated air pathway exposure and health risks. With mitigation, estimated risks were found to be acceptable by the regulatory agency, and construction proceeded.

Like my Mom told me... "stop playing with those rocks!"

Hello M, as you I was very interested in Communications Hill and fell in love with the location and the view.

However, after I read this article from a RE Pro, I decided against it. I won't provide any comment so to not steer your opinion, so I will just offer the link for you to read and make up your mind.

Hi M,

Personally I think its a very good area. Its newer and seems to be a very nice community, safe and quiet. There is good shopping nearby and all the conveniences that you need are about a mile away. On the hill there is a park which seems very exclusive to the overall community and is well maintained.

As far as schoos are concerned I really cannot comment.

Considering the pricing circumstances of the market there a number of good deals there. A newer 3 bedroom townhome can be found there around $450K.
