As a fellow Northerner ( originally from Minnesota) I can tell you that most of the year is beautiful weather. Unlike South FLorida we do not have as many hot humid months. We actually have a "winter" here in December and January with temps only in the 60's (and sometimes 50's). If you look on my website under RELOCATION you will find various info about our area of FLorida, including weather, beaches, hurricane info, insurance, etc etc, that may be helpful to someone who is not familiar with FLorida.
I will not lie to you... if I had my choice I would leave July through September and stay up North or up in the mountains somewhere. But if you like the beach and ocean-sports you will be in heaven!!
As far as pricing.... this part of Florid has always been the "hidden" part of Florida so prices here have never gone quite as sky-high as other parts. I believe that we have "bottomed out" the market as of December as we have been getting quite a bit of buyer activity lately. I believe that NOW is the time to buy!
Prices vary quite a bit--- mostly dependent upon how close you are to the water, whether the ocean or the intracoastal. Decent homes on "the mainland" start around 200K. Homes within walking or biking distance to the beaches start around 300K.
